Steel Carport Kit vs. Contractor-Built

Anyone shopping for covered parking eventually hits the same fork in the road: hire a local contractor to design and build a carport from scratch, or order an engineered steel kit and have it assembled on site. We manufacture kits and ship them direct nationwide, so you know where we stand — but this comparison deserves an honest treatment, because the right answer genuinely depends on your site, your budget, and how much of the project you want to manage yourself.

What contractor-built carports cost

According to HomeAdvisor's June 2026 cost guide, building a carport costs a national average of $6,383, with a typical range of $3,140 to $9,749, and metal construction specifically running $20 to $40 per square foot. Fixr's 2025 metal-carport guide puts the national average at $7,000 for a 20-by-20-foot two-car metal carport, with a range of $4,000 to $10,000 and construction at $10 to $30 per square foot.

Notice the disagreement: Fixr cites $10 to $30 per square foot while HomeAdvisor cites $20 to $40. Cost guides differ, and neither is a quote for your driveway. Fixr also estimates labor for a two-car build at about $3,200 — typically 40 to 50 percent of the total project cost. These are national cost-guide figures; your local costs and our kit pricing will differ.

What an engineered kit includes

A quality steel kit is not a pile of raw tubing and a wish. Our kits ship with every beam, bracket, and fastener in the box, cut and pre-drilled to spec — the one thing a carport kit does not include is the roofing, which you buy separately. The frame is commercial-grade S350 structural steel with a ZAM zinc-aluminum-magnesium coating, designed to outlast ordinary galvanizing by holding its corrosion protection even at cut edges and in coastal, high-humidity climates. Every kit is engineered to a 185 MPH wind rating and a 60 PSF snow load rating and comes with engineer-stamped, permit-ready drawings; site- and state-specific engineering is available where local conditions require it. You pick the roof: metal or asphalt shingles, both pre-engineered to attach.

Labor becomes a choice, not a markup

With a contractor, labor is baked into the bid — that 40 to 50 percent share in Fixr's estimate. With a kit, labor becomes a separate decision. Some buyers bolt their kit together themselves, since the components arrive cut and pre-drilled. Others hire one of the third-party certified installers in our network, or any competent local builder working from the stamped drawings. Either way, you see labor as its own line item rather than a number buried inside a lump-sum bid.

The foundation is a choice too

Contractor bids typically include a poured slab or footings. With a kit, you can still pour concrete — or skip it. Our EZ Foundation system replaces poured footings with 18-inch steel pile-cap anchors: no digging, no pour, no curing, with each anchor set in minutes and a full foundation typically placed in about a day. As of the July 2026 pricelist, EZ Foundation anchors start at $355 per anchor.

Where a contractor genuinely wins

We would rather be straight with you than pretend the other path has no case. A contractor is often the better choice when the structure attaches to your house and must tie into an existing roofline, when the site needs serious grading or drainage work, or when you simply want one company responsible for design, permits, and construction from first call to final inspection. Permits apply either way

Whichever path you choose, your local building department — the authority having jurisdiction — decides whether a permit is required and what loads the structure must be designed for. Nobody can promise you a permit outcome, including us. What we can say is that our drawings are engineer-stamped and permit-ready, which is what most permit counters ask to see first.
